HLC Elevation apartments, northcote
TLC Modular is developing two 6-storey apartment buildings using its proprietary modular building system, on two adjacent sites in Northcote, Auckland. When completed, there will be a total of 183 apartments, in a mix of 1, 2 and 3 bedroom apartments, added to the residential offering stock in Auckland, 79 in one building and 104 in the other.
Both buildings feature a concrete basement carpark and ground level podium which will receive the modular building system making up the apartments. TLC Modular is developing the sites in partnership with Kainga Ora; as such 40% of the apartments are Kiwibuild and 60% are Market apartments. The apartments are designed to achieve Homestar 6 requirements.
The external façade cladding system consists of a mixture of the customised Kaneba Cassette Cladding system for TLC Modular with solid aluminium panels, Dimondek 400 Cladding and aluminium fins.
The design and construction methodology has been split into 4 stages:
Stage 1: conventional in-situ basement and podium construction.
Stage 2: prefinished prefabricated premanufactured building components forming the superstructure including fit-out and part enclosure.
Stage 3: Conventional construction for completion of the enclosure (roof and façade).
Stage 4: External
A staged consent strategy has been adopted, aligned with the design and construction stages.
CREATE is engaged for the overall architecture review and construction observation.
